Sunland Village in Mesa Arizona is a active adult, 55+ retirement community of 2,685 homes, with about 4,000 year-round and seasonal residents. Buyers who don’t mind purchasing an older home will enjoy great amenities, and a location that is within five minutes of restaurants, shopping, major hospitals and medical facilities, freeway access and the Superstition Springs Mall.
The community was developed from 1974 to 1984 by the Farnsworth Homes Corporation. After completing their first community in the Mesa area (Dreamland Villa), Farnsworth established Sunland Village as their second active adult/retirement community for ages 55 plus. Farnsworth later went on to develop their third and fourth Mesa retirement communities, Sunland Village East and the newest community, Sunland Springs Village.
The HOA fees at all of the Farnsworth communities are among the lowest in the entire Phoenix area, and Sunland Village is no exception Even though the HOA fees are very low, the community still offers lots of amenities, arts and crafts facilities, and many, many clubs and interest groups.
Sunland Village Amenities
Sunland Village offers many amenities for its residents, including three swimming pools, jacuzzi, whirlpool, tennis courts, “executive” par 62 golf course, hobby and craft rooms, and a large number of clubs and groups.
Sunland Village Real Estate
Sunland Village has homes for sale that are regular single-family detached dwellings, maintenance-free single-level townhomes that are referred to as “Sunland Villas”, and condominiums in a multi-story secured building called “Sunland Towers”.
Condos at Sunland Towers are typical condominium units in a multi-story secured building with secure underground parking. Sizes range from an 855 square foot 1BR / 1BA unit to a 1,698 square foot 3BR / 2BA unit.. The condos offer a true lock and leave lifestyle and a secure environment. In addition to the building and grounds maintenance, the HOA fees for the condos also include water, sewer, trash, and basic cable service. No pets are allowed in the condo units.
Sunland Villas are attached single-level, townhomes that also offer a carefree lifestyle by taking care of all building and exterior maintenance and insurance, along with all yard maintenance and water, sewer and trash fees. Villas range in size from 611 to 1,556 square feet. Pets are not allowed in the Villa townhomes.
Although the original floorplans of the regular single-family homes ranged from 1,080 to 2,060 square feet, many of the homes have been renovated or expanded throughout the years, so you might find homes with as much space at 2,400 square feet. All houses at Sunland Village are single-level homes made using solid “slump block” construction. Pets are allowed at any of the regular single-family homes.
Sunland Village Golf
The Sunland Village golf course is an 18 hole par 62 executive course that is owned and operated by the Sunland Village HOA. The course is open to the public, which helps the HOA manage the cost of maintenance, but you’ll find most of the people on the course live in the community.
According to their website, the golf course is ”an 18 hole, 3,600 yard, Par 62 golf course with outstanding course conditions, friendly service and a challenging layout”.
About the Mesa Area
Mesa is the third largest city in the state of Arizona, and covers a large geographic area. The Eastern-most and Northern-most areas of Mesa are the most recently developed, and where you’ll find most newer homes. The completion of the Loop 202 freeway and its connection to US 60 Freeway has made any Mesa area very accessible, and now downtown Phoenix is usually just a 20-30 minute drive from almost any Mesa community.
For those that are able to fly Allegiant Air, the Mesa Gateway Airport is a nice alternative to the busy Phoenix Sky Harbor International Airport. Allegiant currently only flies to/from certain cities in the West and Northwest states, but they are a no-frills airline with very inexpensive rates.
