Sunland Village East Overview
After successfully completing two other communities in Mesa (Dreamland Villa and Sunland Village), Farnsworth kept moving east along Baseline Rd, and started development of Sunland Village East in 1984 as their third Mesa active adult community.
Despite the vast array of great amenities, Sunland Village East’s HOA fees are among the lowest in the entire Greater Phoenix area, always something to take into account when considering a 55+ retirement community or second home.
Homeowners with east-facing homes at Sunland Village East can enjoy some nice views of the Superstition Mountains.
Sunland Village East Amenities
Sunland Village has two separate recreation centers, North Complex & South Complex, located at each end of the Village. The North Complex is the main recreation center & the South Complex is the smaller “satellite” center.
- Fitness center (2): Fitness facilities in both the North and South recreation centers
- Outdoor pool (2): Heated outdoor pools are located in both the North and South recreation centers.
- Activity Complex: Is ith many crafts & activity rooms, Arts and Crafts, Ceramic, Wood shop, Lapidary, Billiards, Library, and more.
- Ballroom/Auditorium: With a large dance floor, full kitchen and plenty of space for the community’s “Top Notch” Showtime Performances
- Outdoor Sports: A softball field, horseshoe pits, and courts for tennis, bocce ball, pickleball, shuffleboard are all available.
- Golf Course: An 18-hole executive course is owned by the HOA, and is open to the public. There is a casual restaurant at the golf club for golfers and non-golfers.
Sunland Village East Homes & Real Estate
Sunland Village East has regular single-family detached homes, as well as maintenance-free single-level townhomes that are often referred to as “condos” by the community. Both single family homes and townhomes are available on golf course lots, and the townhomes on golf course lots are often referred to as “golf condos” by the community.
Townhomes offer maintenance-free “lock and leave” living. All townhomes are single-level and range from small 1BR / 1BA units of 844 SF up to 2BR / 2BA units of 1,700 SF. Townhomes (or “condos”) have an additional HOA fee that includes all exterior maintenance and insurance on the building and roof.
Single Family Homes are all single-level and sizes range from about 1,023 to 2,500 SF.
Sunland Village East Golf
The golf course is an 18 hole par 62 “executive” course that is owned and operated by the Sunland Village East HOA. The course is open to the public, which helps the HOA manage the cost of maintenance, but you’ll find most of the people on the course live in the community.
The course invites golfers of all skill levels. Its design was created in harmony with the surrounding homes and townhomes with a beautiful view of the Superstition Mountains. Golf Shares can be purchased at the Pro Shop by the homeowners.
Fat Willy’s restaurant is located next to the Pro Shop and provides a panoramic view of the golf course and its fountains.
About the East Mesa Area
Mesa is the third largest city in the state of Arizona, and covers a large geographic area. The Eastern-most and Northern-most areas of Mesa are the most recently developed, and where you’ll find most of the newer homes. The completion of the Loop 202 freeway through this section of the city has made the area very accessible, and now getting to downtown Phoenix and Scottsdale Fashion Square are just 20-30 minutes away.
East Mesa enjoys fabulous mountain views of Red Mountain, Las Sendas Mountain, and the fabled Superstition Mountains. A major mall and shopping center, Superstition Springs, is only a 5-15 minute drive for most East and North Mesa communities.
