Sunland Springs Village Overview
This active adult community is a 900-acre development offering both regular detached homes and single-level “garden condos” all built around a 27-hole executive golf course. At final build out, the community expects to have 2,890 properties and be home to nearly 5,000 retirees.
The Sunland Springs Village HOA fees are among the lowest in the entire Phoenix area, yet they are still able to offer residents great amenities and facilities.
This is the fourth and newest active adult development by Farnsworth Homes. After completing three other 55+ retirement communities in the Mesa area (Dreamland Villa, Sunland Village and Sunland Village East), Farnsworth moved still farther east on Baseline Rd, and opened Sunland Springs Village.
In addition to all of the typical facilities and amenities that are popular at modern retirement communities, Sunland Springs Village offers miles of wide, clean streets and sidewalks, which are ideal for walking or bicycling. And the wide streets provide plenty of room for both cars and golf carts to share the road.
Sunland Springs Village Amenities
Sunland Springs Village has two recreation centers. The North complex is in the heart of the community and contains most of the activities and amenities. The second recreation center, the “San Tan Recreation Center,” is on the South end of the community, so people living a little farther south of the main clubhouse will have a pool, tennis courts, and more, without having to cross any busy roads.
The North Recreation Center is the “main” recreation complex. There are always lots of things to do here, and lots of ways to meet friends and neighbors. Some of the activities and amenities available at Sunland Springs Village are:

Sunland Springs Village Real Estate
Sunland Springs Village has homes for sale that are regular single-family detached dwellings, as well as maintenance-free single-level townhomes that are often referred to as “condos” by the community. Both single family homes and townhomes are available on golf course lots, and the townhomes on golf course lots are often referred to as “golf condos” by the community.
Single level Garden Townhomes or Golf Condos offer maintenance-free “lock and leave” living with at least 2 bedrooms, 2 baths, and a 2-car garage. Sizes range from 1,064 SqFt up to 1,705 SqFt. Townhomes (or “condos”) have an additional HOA fee that includes front yard and exterior maintenance and insurance on the building and roof.
Pets are not allowed in most of the townhome sections, but are welcome in any of the regular detached homes.
Sunland Springs Village Golf
The community’s golf course is an 27-hole “executive” course that is currently owned and operated by the Farnsworth Group, but will be assumed by the HOA in the near future. The course is open to the public, which helps manage the cost of maintenance, but you’ll find most of the people on the course live in the community.
The course invites golfers of all skill levels. Its design was created in harmony with the surrounding homes and townhomes with a beautiful view of the Superstition Mountains.
About the East Mesa Area
Mesa is the third largest city in the state of Arizona, and covers a large geographic area. The Eastern-most and Northern-most areas of Mesa are the most recently developed, and where you’ll find most of the newer homes. The completion of the Loop 202 freeway through this section of the city has made the area very accessible, and now downtown Phoenix or Scottsdale is usually just a 20-30 minute drive from almost any North or East Mesa community.
A major mall and shopping center, Superstition Springs, as well as major medical facilities and hospitals are also only a 5-15 minute drive for most East and North Mesa communities.
