Sun Village Overview

If you’re looking for an oasis in the desert, you’ll love the 55+ retirement community of Sun Village in Surprise, Arizona. This beautifully maintained and conveniently located, guard-gated community has acres of refreshing green grass, tall mature trees, and small ponds with bridges, so you’ll feel like you’re living in a park. A host of conveniences are literally right outside your gates, and the residents here are very friendly and down to earth.

Sun Village has 1,382 homes with a population of over 2,500 residents. It covers 320 lush acres and is divided into smaller “villages” that contain condos, patio homes, and single family homes. There are landscaped walking and biking trails around the lakes throughout Sun Village, an 18-hole executive golf course with challenging water features, and Sun Village even has an on-site hair salon.

Sun Village Amenities

Sun Village boasts one of Arizona’s largest outdoor heated swimming pools (7,000 square feet), and large soothing whirlpool spa. The 47,000 sq.ft. recreation center is the central gathering space of the community, with a library, Residents’ Lounge complete with big screen TV, Friday night socials, and the Multi-Purpose Room where they enjoy bingo and weekly movies.

A full-time Activities Director and her “staff” of volunteers arrange organized activities year ‘round – including travel (local and abroad), birthday and anniversary celebrations, potluck dinners and theme parties. The community also provides non-denominational worship services, crafts & interest clubs and much more!

  • Sport Courts: The outdoor tennis courts, pickleball courts, shuffleboard and horseshoe pits are lighted for evening fun.
  • Pools: 7,000 sq.ft. pool and spa at the main clubhouse, and other pools located within the condo and patio home sections.

  • Arts & Crafts: Numerous crafts and workshops: sewing, woodworking, quilting, lapidary, pottery, model train center, and more

Sun Village Real Estate

Sun Village has a home to fit your budget. There are several options to choose from.

Townhomes: Single-level townhomes are available in the Apache and Arapaho Villages

If you are looking for a carefree lifestyle centered around a low-maintenance home, the single-level townhomes are perfect for you. There are several floor plans to choose from – either one-bedroom/one bath or two-bedroom/two bath – some are furnished. The Homeowners’ Association Condo fees take care of all landscaping and exterior maintenance.

Patio Homes: Detached Patio Homes are available in the Zuni and Pueblo Villages

Patio homes also offer an easy low-maintenance lifestyle, as the HOA covers all front yard landscaping here as well. Patio homeowners in “Zuni Village” – in addition to having access to the Sun Village Recreation Center and all its amenities – have their own centrally located Community Center and pool to enjoy.

Single Family Homes: Regular detached homes are available in the Pima, Hopi, Shawnee, Comanche, and Kiowa Villages.

There is a wide selection of models and sizes of single family homes. Many have the added luxury of a “guest house” or “casita” as we call them here in Arizona.

Most homes for sale at Sun Village have been well-maintained by the owners, but will reflect the styles and finishes of the homes built during the 1990s, so buyers sometimes will want to do a little updating and modernizing.

There is a pet restriction of two pets per household.

Sun Village Golf

The Sun Village golf course is a short 18-hole, 2,019 yard, par 54. If you think that’s too short or too easy, you might change your mind after taking a spin around the course and losing a sleeve or two of balls in all of the water hazards on the back nine! The golf course is open to the public with very inexpensive daily green fees and also has various unlimited play passes.

About the Surprise Area

Sun Village is located on Bell Rd, in Surprise, Arizona. At Easy Life Group, we refer to this stretch of Bell Rd as “Retirement Row,” because you’ll find the 55+ retirement communities of Sun City, Sun City West, Sun Village, Sun City Grand, Arizona Traditions, and Sun City Festival, all in a straight line traveling west on Bell Rd from Peoria to Buckeye.

The town of Surprise is located in the far northwest part of the Greater Phoenix area and had always been difficult because it did not have good freeway access, but all of that changed once the new Loop 303 freeway was completed. Now, Surprise is just a short 25-30 minutes to downtown Phoenix, and an easy drive to popular Arizona day-trip destinations like Sedona, Flagstaff, and Prescott.

You’ll find all of your favorite stores and restaurants within a 1-10 minute drive of Sun Village.
