Tonto Verde is an exclusive 55+ golf retirement community for active adults looking for a luxury lifestyle. Located in the far northeast corner of the Valley, about 10 miles east of Scottsdale and 8 miles north of Fountain Hills, the town of Rio Verde is comprised of three very beautiful and exclusive adult communities: Rio Verde, Tonto Verde, and the newest community, Vista Verde. Each luxury community was developed separately and has its own private equity golf course and country club. The three communities are commonly referred to collectively as “The Verdes.”
First conceived as a winter golf camp in the late 1960′s by a group of Minnesota investors, the first community, Rio Verde began development in 1973. When the Rio Verde property was approaching build-out another 695 acres was acquired and called Tonto Verde. By November of 1993 the first Tonto Verde golf course was ready for play.
The first Tonto Verde residents moved into their homes in November of 1994 and others quickly followed. Home sales grew rapidly and by late 1996 a 26,000 square foot clubhouse overlooking two lakes and an 18-hole putting course was ready for use. The view from this spot is widely known as one of the most spectacular in the Phoenix metropolitan area.
The final lots were sold in 2009 and there are now 613 homes in Tonto Verde, and about 1,200 residents.
The striking beauty of the courses and the surrounding mountains provides the ideal setting for a golf resort. Whether for retirement or a vacation home Tonto Verde provides the ideal location. Surrounded on all four sides by public land Tonto Verde residents enjoy the amenities of a first class country club in the midst of an openness, peacefulness and quiet that is unmatched any place in Arizona.
Tonto Verde Amenities
The community is largely a golf community and nearly 70% of the residents are members of the Golf Club. The two golf courses dominate the community area providing many with breathtaking views.
The 26,000 square foot clubhouse also has a fitness center and large outdoor pool area with a jacuzzi and both a lap pool and a lounging pool. Non-golfers and grandchildren also enjoy the 18-hole putting course.
With its outdoor terraces and beautiful lake and mountain views, the clubhouse is the center of community activity offering upscale dining in the Cimarron Dining Room, casual fare in the Mesquite Grill, private dining in Kiva and the Acacia Ballroom for banquets, weddings and special events.
Tonto Verde Real Estate
With just over 700 properties, the community is large enough to support the two golf courses and sustain lots of clubs and activities, yet small enough to know most of the people in the community.
Townhomes start from the $200′s, but most of the community is comprised of custom single-family homes with home values as high at $2 million. As an active adult community, Tonto Verde is exempt from school taxes and therefore enjoys lower property taxes.
Tonto Verde Golf
With two distinctly different and challenging 18-hole championship golf courses, Tonto Verde has received national recognition for its charm and playability. A Gateway Tour favorite, Tonto Verde is always kept in immaculate condition and is known for having some of the best greens in the Valley. The beauty of the area begins with its magnificent setting surrounded by mountain views, while both courses offer significant challenges to even the best golfers.
Tonto Verde is a currently a semi-private members-only club, and has reciprocal playing privileges at Rio Verde. That reciprocity will likely continue with Vista Verde once Vista becomes private. Until memberships is completely full, Tonto Verde offers public tee times, with one course always for members, and only one course offered for public play on any given day.
The initiation fee for a full equity golf membership at Tonto Verde is approximately $15,000, and has been as high as $45,000, with monthly dues around $650/mo. The initiation fees vary by market conditions.
About the Rio Verde Area
Rio Verde is a very rural area in the far northeast section of the Greater Phoenix metro area. The terrain is rugged, natural Sonoran Desert, and evenings can offer quiet surroundings and blissful views of the stars in the desert sky.
In addition to the age-restricted 55+ active adult golf course communities of Rio Verde, Tonto Verde and Vista Verde, the town of Rio Verde also boasts some stunning custom homes on large lots. It’s location next to Scottsdale makes it desirable for those looking for a rural location away from crowds and traffic, but not too far from the convenience of city life. Expect about a 15-20 minute drive to far North Scottsdale, and about 30-40 minutes to the more “in-town” Scottsdale locations.
