Sunland Village East is a 55+ golf retirement community located in the Eastern part of Mesa, Arizona. With a population of over 4,000 active adults, Sunland Village East offers a friendly hometown feeling – close enough to the city for convenience but far enough away for tranquility.

 

The HOA fees at this community are among the lowest in the entire Phoenix area, while the community still offers a host of great amenities and facilities. Homeowners with east-facing homes at Sunland Village East can enjoy some spectacular views of the beautiful Superstition Mountains.

 

The community, with 2,435 homes, was established in 1984 by the Farnsworth Homes Corporation. After completing two other communities in the Mesa area (Dreamland Villa and Sunland Village), Farnsworth established Sunland Village East as their third active adult/retirement community for ages 55 plus.

 

In addition to all of the amenities, the Sunland Village East development is intricately blended with miles of wide, clean streets and sidewalks ideal for walking and bicycling.

 

Sunland Village East Amenities

Sunland Village East enjoys two separate pool complexes (North and South) located at each end of the village. Both complexes contain a fitness center, therapy spa, and an outdoor heated swimming pool.

 

The North Complex is the “main” recreation complex, and it also has a separate lap pool for the avid swimmer. At the North Complex, you’ll also find the Sunland Village East administration offices, Arts and Crafts, Ceramic, Wood shop, Lapidary, Billiards, Library and Activities Center. The Saguaro meeting room and card rooms are also conveniently located in this area. Located next to the North Pool Complex is the Auditorium with a large dance floor, full kitchen and plenty of space for the community’s “Top Notch” Showtime Performances.

 

The beautiful Mesa Verde Room, with its Patio BBQ and kitchen is found next to the South Pool Complex and is great for parties and gatherings.

 

In addition to the two recreation complexes, Sunland Village East has six lighted professional tennis courts, bocce ball and shuffleboard courts, horseshoe pits, an outdoor exercise course, and a top condition softball field.

 

Sunland Village East Real Estate

Sunland Village East has homes for sale that are regular single-family detached dwellings, as well as maintenance-free single-level townhomes that are often referred to as “condos” by the community. Both single family homes and townhomes are available on golf course lots, and the townhomes on golf course lots are often referred to as “golf condos” by the community.

 

Single level townhomes offer maintenance-free “lock and leave” living and range from small 1BR / 1BA units of 844 SqFt up to 2BR / 2BA units of 1,700 SqFt. Townhomes (or “condos”) have an additional HOA fee that includes maintenance and insurance on the building and roof.

 

Regular detached single-family home sizes range from about 1,023 to 2,500 SqFt.

 

Sunland Village East Golf

The Sunland Village East golf course is an 18 hole par 62 “executive” course that is owned and operated by the Sunland Village East HOA. The course is open to the public, which helps the HOA manage the cost of maintenance, but you’ll find most of the people on the course live in the community.

 

The course invites golfers of all skill levels. Its design was created in harmony with the surrounding homes and townhomes with a beautiful view of the Superstition Mountains. Golf Shares can be purchased at the Pro Shop by the homeowners.

 

The Hens & Chicks Café is located next to the Pro shop and provides a panoramic view of the golf course and its fountains.

 

About the East Mesa Area

Mesa is the third largest city in the state of Arizona, and covers a large geographic area. The Eastern-most and Northern-most areas of Mesa are the most recently developed, and where you’ll find most of the newer homes. The completion of the Loop 202 freeway through this section of the city has made the area very accessible, and now downtown Phoenix is usually just a 20-30 minute drive from almost any North or East Mesa community.

 

East Mesa enjoys fabulous mountain views of Red Mountain, Las Sendas Mountain, and the fabled Superstition Mountains. A major mall and shopping center, Superstition Springs, is only a 5-15 minute drive for most East and North Mesa communities.
