Sunland Springs Village is located in the easternmost part of Mesa, Arizona. This 55+ retirement community is a 900-acre development offering both regular detached homes and single-level “garden condos” all built around a 27-hole executive golf course. At final build out, the community expects to have 2,890 properties and be home to nearly 5,000 people.

 

The HOA fees at this community are among the lowest in the entire Phoenix area, yet they are still able to offer residents great amenities and facilities. Homeowners with east-facing homes at Sunland Springs Village can enjoy a spectacular view of the beautiful and fabled Superstition Mountains, which are just a few miles away.

 

This is the fourth and newest active adult 55+ community by Farnsworth Development. After completing three other communities in the Mesa area (Dreamland Villa, Sunland Village and Sunland Village East), Farnsworth established Sunland Springs Village in 1997 and the first residents moved into their homes in 1998. Construction of homes is expected to continue for several more years, so you still have plenty of nice options to pick your own lot and build your own house.

 

In addition to all of the amenities, Sunland Springs Village offers miles of wide, clean streets and sidewalks ideal for walking and bicycling. And the wide streets provide plenty of room for both cars and golf carts to share the road.

 

Sunland Springs Village Amenities

At completion, Sunland Springs Village will have two recreation centers. The “main” recreation center in the center of the community is already completed and fully established with a host of activities and amenities. The second recreation center, the “Guadalupe Recreation Center,” is in the future plans for the community, so people living a little farther south of the main clubhouse will have a pool, tennis courts, and more, without having to cross any busy roads.

 

The North Recreation Center is the “main” recreation complex. There are always lots of things to do here, and lots of ways to meet friends and neighbors. Some of the activities and amenities available now at Sunland Springs Village are:

Sunland Springs Village Real Estate

Sunland Springs Village has homes for sale that are regular single-family detached dwellings, as well as maintenance-free single-level townhomes that are often referred to as “condos” by the community. Both single family homes and townhomes are available on golf course lots, and the townhomes on golf course lots are often referred to as “golf condos” by the community.

 

Single level Garden Townhomes or Golf Condos offer maintenance-free “lock and leave” living with at least 2 bedrooms, 2 baths, and a 2-car garage. Sizes range from 1,064 SqFt up to 1,705 SqFt. Townhomes (or “condos”) have an additional HOA fee that includes maintenance and insurance on the building and roof. Pets are not allowed in the townhomes.

 

New Garden Townhomes are available in a 1,064 SqFt plan or a 1,371 SqFt plan with bases prices of $152,000 and $172,000 respectively.

 

New Golf Condos are available in an 1,492 SqFt plan or a 1,705 SqFt plan with bases prices of $232,000 and $250,000 respectively

 

Regular detached homes range from 1,162 sq. ft. – 2,315 sq. ft. There are seven models to choose from and base prices for new homes range from $187,000 to $265,000.

 

With the exception of the Golf Condos, base prices do not include lot premiums, upgrades, design center options, etc. On average, most people will spend an additional 12% – 20% over “base price” for design options and lot premiums for their new home. Lot premiums for a golf course lot will average about $125,000 – $175,000.

 

Sunland Springs Village Golf

The Sunland Springs Village golf course is an 27-hole “executive” course that is owned and operated by the Farnsworth Group. The course is open to the public, which helps manage the cost of maintenance, but you’ll find most of the people on the course live in the community.

 

The course invites golfers of all skill levels. Its design was created in harmony with the surrounding homes and townhomes with a beautiful view of the Superstition Mountains. Once you get used to the view, you’ll stop staring at the mountains long enough to actually hit the ball :-).

 

About the East Mesa Area

Mesa is the third largest city in the state of Arizona, and covers a large geographic area. The Eastern-most and Northern-most areas of Mesa are the most recently developed, and where you’ll find most of the newer homes. The completion of the Loop 202 freeway through this section of the city has made the area very accessible, and now downtown Phoenix is usually just a 20-30 minute drive from almost any North or East Mesa community.

 

East Mesa enjoys fabulous mountain views of Red Mountain, Las Sendas Mountain, and the fabled Superstition Mountains. A major mall and shopping center, Superstition Springs, is only a 5-15 minute drive for most East and North Mesa communities.
