Located in the town of Buckeye Arizona, the 55+ golf retirement community of Sundance Active Adult takes a simpler approach to active-adult retirement. When built out, it will have 1,100 homes, compared to the much larger Sun City developments of 8,000 – 40,000 residents that have typically characterized active-adult housing in the West Valley.
Because Buckeye is located on the outskirts of the county, the houses are less expensive, so for those seeking a budget friendly golf retirement community offering newer or new homes, Sundance offers a great option.
The Sundance Golf Course is also one of the most inexpensive full-length courses in the entire Phoenix area, yet still offers a nice playable course that is usually in good condition.
Sundance Active Adult, is located within the 2,000-acre master planned development of Sundance that contains subdivisions designed for all ages by several different builders. The homes at Sundance Active Adult are all located in a “loop” that surrounds the Sundance golf course, so residents are never too far from the golf course or the Active Adult clubhouse. Only residents of the age-restricted Active Adult “loop” have access to the Active Adult clubhouse.
Sundance Active Adult Amenities
At 15,000 square feet the Sundance Active Adult clubhouse is smaller in scale than some of the big-brand communities offering clubhouses of 2 or 3 times that size, but Sundance caters to those looking for something without so much glitz and glamour in favor of affordability and friendliness.
Although smaller in scale, Sundance Active Adult still offers everything you need for a fun and active retirement, and lots of ways to meet friends and neighbors:
- Sport Courts: Tennis Courts, Pickleball Courts
- Pools: Resort-style swimming pool, lap pool, and spa – all are heated
- Fitness Center: Fitness Center with aerobics and strength training equipment
- Game & Recreation Rooms: Billiards Room, Card Rooms, Library
- Ballroom/auditorium: There are many community gatherings, dances and performances sponsored by the community.

Sundance Active Adult Real Estate
Sundance opened for sales in January 2002 and bills itself as the “value leader” of area active adult homes.
They still have new homes available, offering six two-bedroom+ den plans, ranging from 1,390 to 2,209 square feet. Base prices for new homes range from $154,000 to $185,000.
Base prices do not include lot premiums, upgrades, design center options, etc. On average, most people will spend an additional 10% – 15% over “base price” for design options and lot premiums for their new home. Lot premiums for a golf course lot will average about $30,000 – $60,000.
Sundance Active Adult Golf
The Sundance Golf Course is usually in good condition during the winter and is one of the most inexpensive full-length courses in the entire Phoenix area, but they are closed for the summer.
The Greg Nash designed course offers four sets of tee boxes for players of all skill levels. The challenge of the course is deciding whether to lay up or take a risky hit over the dry desert washes and ravines that run through the middle of some of the fairways. Suffice it to say, I’ve lost my fair share of balls to these desert areas!
The golf club is located right next to the active adult clubhouse, so after a fun game of cards or an invigorating swim, you can head right over to their full-service restaurant for a bite to eat and a cool drink.
About the Buckeye Area
Buckeye is the farthest town west in the Maricopa County area, and actually has a geographic area larger than the city of Phoenix. Until about 2000, it was a sleepy little rural farm town of about 30,000, but explosive growth is expected to continue well into the first half of this century, possibly exceeding the total population of the city of Phoenix with over 3.2 million residents.
Sundance is located in the Southern portion of Buckeye, just south of Interstate 10, which runs east-west from Phoenix to Los Angeles. It’s actually only about about a 30 minute drive (without traffic) to get to downtown Phoenix, and only about 10-12 minutes to Goodyear’s beautiful master planned community of Palm Valley, where you’ll find all of your favorite restaurants, stores, movies, and more.

The Town of Buckeye assesses a $3,700 infrastructure fee called a “CFD tax” that is levied against each lot at Sundance. A home purchaser can choose to pay the total of the CFD assessment at the time of purchase or the purchaser can choose to amortize the principal amount with interest over the course of 20 years. Most home buyers choose the latter, usually because of lesser initial costs or because they may have plans to sell the home within a few years.
When you purchase a home and the CFD has not been paid off, it can be a negotiable item, and you can ask the seller to pay it and remove the lien. Most sellers want the buyer to assume the balance owed on the assessment.

The Sundance golf course is a regulation par 72 course and has some of the most inexpensive rates in the entire Greater Phoenix area. They offer 12-month, 6-month, and 3-month unlimited play passes.
