Sun City Grand - SURPRISE, AZ 

Sun City Grand is located 18 miles northwest of Phoenix, in the city of Surprise, Arizona. This active adult lifestyle community encompasses 9,552 homes and 252 condo units, on over 4,000 acres. Living at Sun City Grand is like living in a small village, with the advantage of being surrounded by the city of Surprise and all of the shopping, dining, and other conveniences that only big cities can offer. 

Following the success of SUN CITY and SUN CITY WEST, and moving still farther west along Bell Rd, Sun City Grand opened in October 1996 and sold out in 2006. The  Arizona boom years of 2005 and 2006 brought a huge influx of investors that created a housing shortage and helped Sun City Grand sell out in record time, and with record appreciation in home values.

Sun City Grand is currently allowing residents aged 45 or better to purchase homes in the community. Federal guidelines for adult communities allow up to 20% of the households to have primary residents under the age of 55, and they are at 2%. They will close off the 45 year old buyers when the percentage reaches 15%, so as not to jeapardize their HUD status as an age-restricted community.

Sun City Grand Recreation Centers

Sun City Grand has virtually every amenity you can image - and usually several so things don't get too crowded. Just to name a few: large recreational complexes, complete with Olympic size pools; spas; tennis courts; golf courses; on-site restaurants, a fine arts learning center, and much more too numerous to mention. There are plenty of classes and community activities.

The Village Center is the main "hub" of Sun City Grand. This large complex has beautiful greens that are surrounded by:

• Sonoran Plaza - contains a 9,100 sq ft ballroom, meeting and crafts rooms
• Chaparral Plaza - a "Student Union" type facility that contains the ASU Lifelong Learning Academy classrooms, computer lab, Cyper Café, and billards room
• Adobe Spa & Fitness Center - indoor and outdoor pools and spas, exercise facilities, and indoor walking track

Cimarron Center - day spa, outdoor lounge and lap pools, saunas, and exercise facilities

Palm Center - contains meeting and card rooms, sewing rooms, and Sun City Grand's own television station, TV22

Sun City Grand offers a wide range of housing opportunities to fit virtually every lifestyle and budget. Anything from a small 1BR/1BA condo to a 4,000 sq ft single family home, and everything in between.

FEES: are based on the type of property you own. Single family homes pay $1040/yr. Patio homes and condos pay more because the individual associations charge in addition to the larger Sun City Grand assocation.

Sun City Grand Golf & HOA Information

Sun City Grand has 4 regulation 18-hole par 72 courses: CIMMARON, DESERT SPRINGS, and two courses at GRANITE FALLS - Granite Falls North, and Granite Falls South.

All of the courses are public and offer preferred membership programs that provide discounts, preferred tee time booking, and the ability to use your own golf cart instead of paying cart fees. The courses are open to non-residents, but Sun City Grand residents pay lower fees, even without membership passes.

Each course books its own tee times, but rates and memberships are the same for all of them.
