
Sun City Festival is about 10 miles west of Surprise, and about 25 miles northwest of Phoenix.- tucked right up against the beautiful White Tank Mountains. Winner of the 2009 "Best Active Adult Community in the Country" by the National Association of Homebuilders, upon completion, Sun City Festival will have 9,000 homesites on 3,100 acres of the 10,000-acre Festival Ranch development, and approximately 16,000 active adult residents. It will contain three community centers, and 36 holes of golf.
Currently the Del Webb division is building the Sun City section of Festival Ranch, and the Pulte division is building the all-ages sections. The Sun City amenities are exclusively for the active adult residents and are not open to the "all ages" community.

Unique to Sun City Festival is the ASU Lifelong Learning Academy situated in the 31,000 sq. ft. Sage Center for wellness and higher learning. The closest stores and conveniences are currently about 12 minutes away in Surprise, so it'll take some extra planning for the weekly grocery shopping, and a little extra travel time to see a movie or go out to dinner. In return for the lack of conveniences, the prices are extraodinarily low - about $37 per sq.ft. less than PEBBLECREEK in Goodyear, (which has lots of nearby conveniences). On an average 1,600 sq.ft. house, that'll save you around $59,200. It's just a matter of time before the community has enough population to support conveniences, and when the stores start to arrive, prices will shoot up to reflect the increased demand.
