Located in south Chandler Arizona, SunBird Golf Resort is a gated 320-acre age-restricted (55+) retirement community for active adult living that is built around an 18-hole par 66 golf course.
SunBird residents are very actively involved in all of the community’s clubs and activities, so there are always lots of people at the 43,000 sq.ft. clubhouse/recreation center.
SunBird offers a mix of both manufactured homes and regular single-family homes. With the manufactured homes, you own the land + the house, just like regular property.
SunBird Golf Resort originally opened in 1987 and was planned as a mobile home community where residents own their own lot, so all of the home sites were subdivided into very small lot sizes in anticipation of mobile home placements. In 1988, the developer lost the community through foreclosure to a St. Louis based savings and loan (remember all of those S&L scandals of the 1980s!).
Robson Communities was in the process of developing the much larger community of Sun Lakes just three miles west of SunBird, and in 1989 SBG Development Company (AKA Robson Communities) rescued SunBird from foreclosure and designed several models of small, regular “stick built” homes that would fit on the tiny lots.
With a new series of homes and the construction and marketing expertise of the Robson companies, SunBird Golf Resort was reopened in 1990. During the first six months of operation, 165 homes were sold, making SunBird the highest volume project in the southeast Phoenix area. In 1998, the community was sold-out with more than 1,600 homes completed.
The heart of the SunBird Golf Resort community is the two-story, 43,000 sq.ft. clubhouse and recreation center. Here you’ll always find people involved in various clubs and activities. SunBird offers many amenities and activities. You’ll enjoy:

SunBird Real Estate
SunBird Golf Resort was originally planned to accommodate mobile homes, so virtually all of the lots are tiny, mostly plus or minus 3,000 sq.ft. Because of the small lots, most of the homes are quite small as well, so SunBird is ideal for retirees looking for just a small home and a small low-maintenance lot.
Mobile homes here generally range from a 650 sq.ft. 1BR / 1BA unit up to a 950 sq.ft. 2BR / 2BA unit. You own the land, so there are never any land-lease fees associated with mobile homes at SunBird Golf Resort.
Regular houses at SunBird are mostly 2BR / 2BA homes. The smallest floorplan is 908 sq.ft. and the largest floorplan built at SunBird is 2,250 sq.ft.
Most homes for sale at SunBird have been well-maintained by the owners, but will reflect the styles and finishes of the homes built during the 1990s, so buyers sometimes want to do a little updating and modernizing.
The SunBird Golf Club is a semi-private 4,384 yard par 66 course that is owned and operated by the SunBird Golf Resort HOA. The golf club allows residents to purchase memberships and enjoy reduced golf fees, discounts in the pro shop and establish voting privileges. There are men’s and ladies golf groups.
The golf course is open to the public with daily green fees and also has annual unlimited play passes and “punch card” multi-round passes available for both residents and the general public.
About the South Chandler Area
SunBird Golf Resort is located on Riggs Rd, in the southernmost part of Chandler, Arizona. I refer to this section of Chandler as “Retirement Row.,” because along Riggs Rd you’ll find the 55+ active adult retirement communities of Sun Lakes, Springfield Resort, SunBird Golf Resort, and Solera Chandler all within about a five-mile span of each other.
The southern part of the new Loop 202 freeway is approximately 5-7 minutes north of Riggs Rd. The Loop 202 freeway has made this section of the city very accessible, and now downtown Phoenix or Scottsdale is just a short 20-30 minute drive from almost any Chandler community.
In southern Chandler you’ll find all of your favorite stores and restaurants within a 5-10 minute drive, and a major shopping center, the Chandler Fashion Square Mall, is just a short distance away for anything and everything you could possibly need or want.

The SunBird golf course is an 18 hole par 66 “executive” course that is owned and operated by the SunBird Golf Resort HOA. The course is open to the public, which helps the HOA manage the cost of maintenance, but you’ll find most of the people on the course live in the community.
A number of annual passes and multi-play “punch cards” are available.
