Overview
Located in south Chandler Arizona, SunBird Golf Resort is a guard-gated 320-acre 55+ golf retirement community for active adult living that is built around an 18 hole par 66 golf course.
SunBird residents truly embrace the concept of “active adult living” – this is a very active and vibrant, golf retirement community! Residents here are very actively involved in all of the community’s clubs and activities, so there are always people coming and going at the recreation center.
Considering this is a guard-gated community with its own golf course, a 43,000 SF clubhouse, and loads of great amenities, their HOA fee is surprisingly low – less than $1,300/year!
Some History about SunBird
SunBird originally opened in 1987 as a mobile home community where residents own their own lot, so all of the home sites were subdivided into small lot sizes that are typical with mobile home communities. In 1988, the bank foreclosed on the developer.
Robson Communities was in the process of developing the much larger community of Sun Lakes just three miles west of SunBird, and in 1989 Robson bought the SunBird development out of foreclosure. They designed several models of regular “stick built” homes that would fit on the mobile home lots.
With a new series of homes and the construction and marketing expertise of the Robson companies, SunBird was relaunched in 1990. During the first six months, 165 homes were sold, making it the highest volume project in the southeast Phoenix area at the time. By 1998, the community was sold-out with more than 1,600 homes completed.
Real Estate at SunBird Golf Resort
SunBird was originally planned to accommodate mobile homes, so virtually all of the lots are tiny, mostly plus or minus 3,000 sq.ft. Because of the small lots, most of the homes are quite small as well, so this very vibrant, 55+ golf community is ideal for retirees or snowbirds looking for just a small home and a low-maintenance lot.
Manufactured homes here generally range from a 650 sq.ft. 1BR / 1BA unit up to a 950 sq.ft. 2BR / 2BA unit. You own the land, so there are never any land-lease fees associated with mobile homes at SunBird Golf Resort.
Regular houses are mostly 2BR / 2BA homes. The smallest floor plan is 908 sq.ft. and the largest floor plan built at SunBird is 2,250 sq.ft.
About the South Chandler Area
SunBird is located on Riggs Rd, in the southernmost part of Chandler, Arizona. We refer to this section of Chandler as “Retirement Row.,” because along Riggs Rd you’ll find the 55+ active adult retirement communities of Sun Lakes, Springfield Resort, SunBird Golf Resort, and Solera Chandler all within about a five-mile span of each other.
The southern part of the Loop 202 freeway is approximately 5-7 minutes north of Riggs Rd. The Loop 202 freeway make this section of the city very accessible, and downtown Phoenix or Scottsdale is just a short 20-30 minute drive from almost any Chandler community.
In southern Chandler you’ll find all of your favorite stores and restaurants within a 5-10 minute drive, and there are two major shopping centers close by: Chandler Fashion Square Mall, and San Tan Valley Mall are both just a short 10-15 minute drive away for anything and everything you could possibly need or want.
